Yardley sits on the Delaware and the canal, with a borough of nineteenth- and early-twentieth-century houses along the river and Lower Makefield Township spreading west of it with colonials and ranchers from the 1960s through the 1990s. The river is the fact that shapes everything: the borough and the low-lying streets near it flooded badly more than once in the mid-2000s, and a great deal of basement plumbing, heating and electrical in those blocks has been replaced, raised or relocated since. Elsewhere in the township the stock is ordinary suburban of its decade, with the systems to match.
